How I Replaced My Teaching Income in 90 Days Through Property Sourcing
Let’s be real...
Not long ago, I was still in the classroom every day, teaching full-time. I loved the impact I was making, but let’s be honest—teaching is exhausting. The long hours, the constant marking, the planning that eats into weekends... and at the end of the month, the payslip didn’t stretch nearly as far as I wanted it to. I knew something had to change.

That’s when I came across property sourcing.
At first, I thought it sounded too good to be true: finding deals for investors and earning fees of £2,000–£5,000 per deal? While still keeping my teaching job? But within 90 days, I’d actually managed to do it—I completely replaced my teaching income through property sourcing, all while still working in school.

Here’s how I did it (and how you could too);
Step 1: Learn as You Go (Without Quitting Your Job)
I didn’t quit my job or throw myself into full-time. I used my evenings and weekends to learn the basics:
What makes a good deal.
How to stay compliant.
How to package numbers so investors actually say “yes.”
It wasn’t easy after a long school day, but I kept telling myself: this isn’t forever, it’s for my freedom.
Step 2: Build a Network (Even If You’re Busy)
Property is a people business. My network became everything.
I went to the odd networking event after school.
On lunch breaks, I sent messages to investors and agents.
I started posting little updates online about what I was learning—this attracted people who wanted deals.
Slowly but surely, the connections started coming in.
Step 3: Land Your First Deal
I’ll never forget my first deal. I worked with a local agent in Leeds , packaged up a 2-bed flat , fully furnished for an investor, and when the deal went through… the sourcing fee was more than my entire monthly teaching salary.
That was the moment I realised: this works
Step 4: Stay Consistent (Even When It’s Hard)
I won’t sugar-coat it. Balancing teaching and sourcing was tough. There were nights I got home shattered and wanted to do nothing but collapse on the sofa. But I made a commitment to myself: one hour a day, no matter what. Weekends became property days—viewings, calls, meetings and that consistency paid off.
Step 5: Scale Up Fast
By month three, I had acquired a block of flats in Leicester. I sourced 12 , one and two bed flats for investors looking to build their rent to serviced accommodation portfolio and charged the investors a fee . My sourcing fees now matched (and even slightly exceeded) my teaching income.
In 90 days, I’d gone from stressed-out teacher with no free time… to having a business that gave me options, freedom, and belief in myself
